The rebuilt, 32-room Adelphi Hotel is scheduled to open July 1 in Saratoga Springs, New York, after an extensive, $28 million renovation that gave the historic building a new life.
The full extent of the deterioration in the 140-year-old building at 361-365 Broadway wasn't known until the owner, Adelphi Hotel Partners LLC, bought the property five years ago for $4.5 million.
One example: The seven narrow, wooden columns that connect the second-floor porch to the roof had largely rotted at their bases, meaning they were essentially dangling from the roof instead of holding it up. (See more about the columns in the video above.)
Another: a "king truss" — the wooden support system bracing the upper floors — had been cut in various sections over the years to create new doors to the hotel guest rooms.
Given how unstable the building had become, it's a miracle it was still standing.
Structural repairs, renovations and other improvements wound up costing about four times more than the initial estimates of $6 million to $7 million.
